Services: Investigation & Analysis


The
Cannon Group, prior to preparation of construction documents, performs a thorough field survey is performed to gather information pertaining to analysis and / or design. The Scope of the field survey generally includes the following:

Roof System Evaluation:

  • Compiling and review of available drawings and documentation related to existing roof system construction.

  • Interviews with facility maintenance / engineering personnel to determine past and current roof leak areas, previous repair attempts, maintenance procedures and roof " traffic" patterns.

  • Observations, where accessible, of the underside of the existing structural roof deck to verify construction type and general condition. Special attention will be given to known problem areas of roof framing/roof deck, cornice framing and parapet walls.

  • Observations of roof drainage characteristics including roof slope, quantity, condition and locations of roof drains, scuppers, gutters, downspouts, overflow scuppers, etc.

  • Observations of the roof’s general appearance, surface conditions, membrane characteristics and conditions.

  • Observations of roof system detail conditions including base flashings, counter flashings, parapet walls, copings, gravel stops, roof penetration flashings, mechanical equipment, expansion joints, etc.

  • Roof core cuts are taken at selected roof areas to determine roof composition, subsurface conditions and to provide samples for laboratory testing to determine if materials contain asbestos.

  • Photographs are taken of selected roof system conditions for future reference in the preparation of construction documents.

  • After gathering all necessary background and field survey, an analysis of the compiled information is performed. All factors are considered in the evaluation of the problem, such as building age, type of construction, type of roofing assembly, its’ history and current conditions. A determination is made as to the roof assembly’s performance, deficiencies and factors that have contributed to its’ current state.
